Limited investor protections

Depending on your jurisdiction, protections from financial compensation schemes may be limited or unavailable:

• United Kingdom:
Investments are not covered by the Financial Services Compensation Scheme (FSCS) for poor investment performance. For regulated advice claims, please check eligibility at www.fscs.org.uk.

Risk Priority

Melbury Place enables you to make fixed rate loans indirectly to a borrower either secured a strong covenant. The loans will be made under individual loan notes directly between you and Melbury Place. Melbury Place is a trading style of Capjourney Ltd, a limited liability company. Loan notes may have different maturities and interest rates but all rank equally, including the loans made by the Directors of Melbury Place and their family members. Melbury Place takes security and receives interest and principal payments from borrowers, which it then uses to service its own borrowings.

Insolvency

If Melbury Place were to become insolvent or stop trading for any reason, it could present some risk to you. An administrator would be appointed to take over from the directors of the company. The administrator would seek to realise the value of the company’s assets (its loan book) and distribute proceeds to its creditors (primarily the lenders). The value of the loan book sold in distress may not be sufficient to cover all of its debts.

Regulation

Melbury Place makes unregulated loans. We are not authorised and regulated by any financial regulator in any of the countries in which we operate nor are loans to Melbury Place governed by any consumer credit act.
